Managed Investment Schemes
Austock Property holds an Australian Financial
Services Licence (AFSL) and is the Responsible Entity to four Real
Estate Investment Trusts (REITs).
The AFSL allows Austock Property to administer
funds at a retail and wholesale level, produce PDS’s and raise
funds for property investment purposes.
Corporate & Real Estate Funds
Advisory
Austock Property’s expertise is not limited to
direct funds management and extends into corporate and funds
management advisory. Supplemented by the expertise of Austock’s
Corporate Finance and Research divisions, Property has a wide range
of skills sets disciplines and experience.
ASX Listed REITs
Austock’s expertise in property funds
management is confirmed by its track record in the management of
the $355m ASX listed Australian Education Trust (ASX:AEU) and the
$106m ASX listed The Australian Social Infrastructure Fund
(ASX:AZF). With exposure across Australia & New Zealand,
the management of ASX listed REITs confirms the level of expertise
in funds and asset management required to maintain regulatory and
stakeholder confidence in adverse market conditions.
Unlisted REITs
With unlisted REITs of both a retail and
wholesale nature, Austock Property has direct market exposure
across all sectors and is exposed to their varying
dynamics. Austock Property is the RE of the unlisted Austock
Childcare Fund (ACF) which invests in childcare properties and the
wholesale CIB Fund that invests in a portfolio of state government
tenanted police stations and court houses.
REIT Initiation
Austock Property’s key business expertise
revolves around REIT development and management. The existing
strained financial environment has highlighted the need for fund
managers with a holistic approach and expertise in managing all
stakeholders including banking relationships, investor alliances
and tenant relationships in order to protect capital and
returns. With future expected contraction for one dimensional
managers, Austock Property has strengthened its position in a
difficult period in the evolution of funds management industry
history.
Debt Financing
Austock Property has significant experience in
negotiating financing arrangements, particularly in difficult
markets. It has relationships across all four major banks and
other institutions and developed a track record in negotiating and
maintaining bank facilities, note issues, swaps, interest rate
hedging and other banking instruments.
Asset Acquisition, Management & Exit
A well managed investment not only provides
strong income returns but looks toward maximising returns of
capital on divestment. Researched product development can
attract significant levels of capital as well as lucrative returns.
Appropriate strategies relate to asset selection and asset
management but also to exit strategies to reduce risk and enhance
returns.
Appropriate balance sheet structuring and the
availability and efficient use of capital will continue to drive
trading enterprises away from direct property ownership. Austock

that can provide the capital for expansion or release of capital
for major corporates.
